Fantastic experience: Upon arrival I realised I’d completely booked the wrong date. The receptionist and reservations manager were so helpful and sorted it there and then for me! ⭐️⭐️⭐️⭐️ thank you!!!!
Negative experience: We stayed at The Oaks Hotel for my grandma's 80th birthday and were initially impressed by the lovely grounds and the stunning afternoon tea. However, our experience quickly became disappointing due to poor service and communication. The all-inclusive meal did not match the menu we were shown on arrival, and many items had an extra charge. We arrived for dinner at 6:45 pm, ordered at 7:30 pm, and didn’t receive our starters until around 8:00 pm. Our mains came around 8:30 pm, but one dish was wrong. I ordered pink duck with sautéed potatoes but received well-done duck and chips. After sending it back, they forgot to replace my meal and, when offering desserts, apologized and said I could only have steak instead of the duck I had ordered. I waited another 20 minutes for the steak, and when it finally arrived, the staff argued about additional charges for the steak and duck instead of focusing on fixing the meal resolving our delay in food service. They didn’t rectify the situation and instead focused on the charges, despite us being told the payment would be settled at the end of our stay in two days. Additionally, when I asked for help with my pram, the staff who assisted did so with little empathy or care. It felt like a chore for them, and they were visibly upset that they had to work late due to the issues with our meal. There was a complete lack of customer service or consideration, making the situation even more frustrating. In summary, poor service, slow and incorrect meals, and unhelpful staff ruined what should have been a special stay.
Positive experience: We have just returned from a 2 night all inclusive break. The hotel is beautiful the architecture is stunning. it's a little shabby around the edges and the rooms could do with some decoration and updating but for the price you really cannot fault it. The drinks are premium brands and the food freshly cooked and delicious . Spa again could do with a refurb but was a nice way to spend a couple of hours and the hot tubs are actually hot! I would recommend it for a cheap and cheerful break
Positive experience: The staff earned the extra star, professional and friendly. The room was clean but the other areas needed a good clean. The whole place is very dated and tired and could do with a revamp. We had two nights on an all inclusive package which was good value for money. The spa area is again very dated but clean and the large jacuzzi was one of the best we’ve experienced. The biggest problem for us was the WiFi which was useless and we could barely get any connection in the room. I think we would return on an offer but not otherwise.
Negative experience: STAY ELSEWHERE! I stayed here when working away, reviews seemed alright and from the outside looked really really nice.. I entered and was a bit confused where reception was, found it and checked in no problem, staff was helpful at check in. Then went on the 10 mile hike to my room, to get to the room you have to go through the dining room which can be really awkward. I arrived at the room and was in disbelief, they just stuck me in a room that looked like it hadn’t been used since the 1800’s. I entered and first thing I saw was mold in the corner which for someone who has asthma isn’t good at all, then I looked around and saw cobwebs everywhere! It was like being in I’m a celeb, I saw a spider and left the room down to the front reception where he said “I’ll put the room as out of service” surely this should have been checked before i was stuck in there? They said they upgraded me to a “family suite with a view” my view was a tree and the road, wouldn’t really call it a view, the room was mediocre to say the least , no cobwebs or mold in this one but I did have a pet in a ladybug on the single bed. Pure disbelief, I eat here twice, first night I had the baked haddock and can’t complain it was fantastic, had the steak and chips the following night and again seemed nice. However I’ve checked out this morning and have had constant stomachache all day while working and went to the toilet about 8-9 times. So wouldn’t be surprised if I’ve left with food poisoning.. Just stay somewhere else, there’s a reason it’s for sale , waitress was decent but rooms are horrible and trying to stick you in there as well, insect pets if you want one and no cleaning staff obviously. I don’t ever review or complain as I get a bit awkward about it but shows how bad it was to review it. Save your money.
Fantastic experience: Lovely place to stay and the hot tub and steam room are mint
Positive experience: We were at The Oaks for the New Year's Eve ' bash ' . Really enjoyed our stay & the event . Our room was warm the bed comfortable and the shower efficient . Food at the Gala evening was piping hot & delicious despite catering for the numbers attending the function . Full English next day was freshly cooked and equally as good. The Oaks obviously only employ pleasant and cheerful staff , all still smiling at breakfast despite the late night . If there was a negative it was the number of up stairs down stairs we had to undertake to reach our room . Not easy with luggage at our age , We've stayed at another hotel in this group . Both would benefit from a refurbishment but still comfortable and reasonably priced.

Positive experience: The Oaks Review We enjoyed a pleasant one-night stay at The Oaks. The upgraded room was spacious and comfortable, featuring an impressively large bed—possibly a double king size and we were able to have a great nights sleep. However, the shower in our room was disappointing. The showerhead had a significant limescale buildup, which caused the water to dribble out rather than flow properly. The main reason for our visit was the spa. It offered a sauna, steam room, jacuzzi, and a small swimming pool, all of which we took advantage of. Unfortunately, the cleanliness of the facilities wasn’t the best. The changing rooms were grubby, with floors in need of mopping and toilets requiring a thorough clean. Similarly, while the gym was well-equipped, it also could’ve been cleaner. On a positive note, the staff were friendly and helpful throughout our stay, and the breakfast included in our package was excellent. For dinner, we opted to dine offsite at a local Italian restaurant called Carlos, which served top notch food and was a highlight of our visit. Overall, while we enjoyed our stay at The Oaks and appreciated the helpful staff and good breakfast, there is definitely room for improvement, particularly with the cleanliness of the spa and gym facilities. Rating: 3.5/5
Negative experience: The building is extremely impressive with its late Victorian facade, typical of the rich industrial North. I imagine it was a grand house in earlier and more prosperous times. The reception equally as opulent, the rooms however are terrible. Bland souless, empty, void of personality and dead from the dirty carpet up. The furniture is reminiscent of reject second hand benefits furniture store. The bed uncomfortable and the view, a plain white wall with a side view of a crappy gym. A few nice pictures around the gaff of the view Im being deprived of would be a step forward...in fact a step away from this hotel would be a step forward. Good points. The food was very good, in fact too good for the hotel...oi chief...move... Burnley is void of good hotels, this could be one. Its such a missed opportunity. Great building, amazing view, good location...but good It is not The expensive and unjustified price includes access to the gym ect...but if you dont want it or can not access, then its basically a crappy room in a nice container.
Negative experience: Quite nice hotel and reception staff, hallways and room stink of smoke and put a sign on door for the room to be cleaned and it wasn’t cleaned or restocked with towels, disappointed with that.

Negative experience: The staff were amazing and a credit to the hotel. Unfortunately, the hotel looked dated with leather peeling of the chairs, and the carpet was worn to the carpet grippers in the hallways. The rooms were not much better. We stayed on a family plan where breakfast and dinner were included, and the dinner options were limited, and if you swapped to an alternative on the other menu, they charged full price which seemed a rip off as you have already paid for a meal, personally I think you should pay an upgrade price instead of the full price. Also, the dining room seems to be where most people go through to get to their rooms or events, so it like being in a gallery with lots of through traffic. I won't be returning as I believe there are much better places that represent better value for money
Negative experience: Room was great, reception staff not so helpful, didn't expect an upgraded room to have frosted windows so you couldn't see out. Leisure facilities are great, really relaxing. Bar manager was very rude and abrupt because the management had decided people should wear wrist bands but still he demanded room numbers and names in abrupt manner and when challenged about this (in an enquiring manner) he just replied "I'm on minimum wage" complain to management. Staff in the restaurant were very friendly and polite, and their attentiveness was a credit to them. General areas of the hotel was filthy, dust on ledges, some windows were that dirty you could barely see out of them into the beautiful grounds. It appears that as Lavender have decided to sell it, staff had lost interest, which is very sad. Visited 3 years ago and had a completely different experience and had recommended it to friends.

Negative experience: We went for the swim and afternoon tea offer. The leisure facilities were pretty standard although the changing rooms/poolside were dated and looked dirty. Our main gripe was the afternoon tea. It was served by the receptionist and then she left. Nobody came to check on us after that. I desperately wanted to order some water even. The pastry was cold and undercooked and the sandwich was grated cheese mixed with pickle. Strange to look at and taste.
Fantastic experience: Hands down the best business stay I've ever had, room fantastic, parking great, staff amazing, and my dinner was hands down the best meal I've had staying away in my life, the service was perfect thankyou again.

Fantastic experience: Recently our family held a wake after my mums funeral. From the moment I made enquiries to a follow up email a fortnight after, I was very impressed by the empathy and efficiency provided by The Oaks, in particular Natalya at reception. Regular contact, fast replies to enquiries, kindness and understanding at a difficult time. Food and drink was good and suitable room provided. Nothing was too much trouble.Tables provided to display photos, which they kindly offered to display ready for our arrival. Very satisfied all round -Natalya made a difficult day much easier-thank you!

Fantastic experience: The hotel was nice ,facilities are great, we've stayed here twice. My daughter's ipad got left behind, but the receptionists was gleaming, she was very nice, truly honest,she went above and beyond to find the Item. In the end she returned it to us and our daughter was really happy. Very polite and nice staff. Receptionists on the day was a credit to the place, she deserves to be promoted because she was honest and would not receive our tip because she said, "she was just doing her job."
Negative experience: Will NOT be staying again! Even tho I had the do not disturb sign on my door the entire stay and told the reception to take us off room cleaning.. They still walked in & did the room!! Can't comment on the food as I didn't eat at the hotel but I'm glad I didn't with the smell of food that was coming from the restaurant! They still charged for my service dog to stay. There is no accessibility for disabled guests. The double bed is too small and uncomfortable!! . The bed was SHORT!! I'm 5'9 and my ankles were hanging off the end of the bed... Old lumpy pillows thin duvet.. The swimming pool was grim! Needs a proper drain & clean out!
Positive experience: Our stay at this hotel was incredibly disappointing. The staff’s treatment of our group was disrespectful. When we arrived for breakfast, we were shocked to be directed to eat in a separate, small room away from the main dining area where other guests were seated. No explanation was given, and it felt like clear discrimination. making us feel unwelcome and isolated. On top of this, the hotel’s connectivity was a nightmare. The phone signal was almost nonexistent, and the Wi-Fi was spotty and unreliable. Trying to stay connected for work or even casual browsing was nearly impossible.
Positive experience: Older style hotel, but nicely maintained. The rooms are a bit of a warren. Lots of machines in the gym and the pool area was nice. Staff were pleasant. Nice breakfast

Positive experience: Staff very helpful. Hotel rooms OK but need some TLC in places. The reception, lounging area and breakfast dining room really nice being an old stately tea merchants home. Good parking and peaceful grounds. Hotel not far off the main motorway and easy to find. The main road/street leading to the hotel unattractive and giving the impression of a rundown area.
Negative experience: Looks really nice from outside. My room seemed to be half a mile away, up and down a number of stairs. I was at the bottom, with a great view of a huge wall. This also killed my phone signal. But the hotel does give free WiFi that didn't work down in my dungeon. Safe to say I wouldn't recommend this hotel.
Positive experience: Went for the all inclusive package then upgraded to premium room well worth it Afternoon tea was nice n relaxed, spa was nice, clean & friendly . Evening meal good (although I went for something different n didn't like it but my own fault for being adventurous) the waitress jess was very understanding n helpful. We had a full English breakfast next day which was nice. Not greasy. Good selection of extras. The bar man Taylor ...... 10/10 service he kept his hosts entertained all night and our drinks topped up! Very attentive Leisure club was good. Friendly service with spa.sauna.jacuzzi.steam room and nice size pool. Not overly busy. The oaks is a nice old Manor with a grand staircase and large lead glass windows looks great! Could do with some updating with decor. Overall 8/10 for our stay and we thought our package deal was great value! We'll defo be back .
Negative experience: Pleasant reception staff but some staff quite rude...rolling their eyes when requesting anything. Rooms quite dated and furniture shabby. Smells musty and damp. Lovely from the outside but quite old fashioned interior. Requires major modernisation. Breakfast OK but evening meals quite minimal. Not suitable for anyone with mobility problems. Not a place I'd stay at again unfortunately ☹
Fantastic experience: A bit disappointed with the location, judging from the photos I believed it to be in a more rural setting. However, staff were most accommodating and very pleasant and efficient.

Positive experience: Did 1 night on the all inclusive package. £175 but that's room, breakfast, 2 course dinner, afternoon tea , use of leisure facilities and all inclusive drinks until 11pm. Value wise..fantastic. most staff friendly. Breakfast decent albeit stuff wasn't replenished. Empty trays saying croissants , pain au chocolate, fruit compote. Seems once they are taken from breakfast buffet..that's it. Unusual. 2 course dinner was good. Black pudding croquettes amazing. Afternoon tea a mid standard but ok. A bit of tlc needed in places but some parts of hotel are grand and lovely.

Negative experience: The room was claustrophobic and dark and hairs in the bath. Should I have booked an all inclusive stay. Some of the chairs were quite visibly stained. Surely these could have been professionally cleaned for health and safety reasons.
Negative experience: Unfortunately very disappointed, not good for anyone with disability problems, no lift, and up and down numerous stairs cases with sticky dirty rails, and this was after informing hotel of disability problems. Rooms really tatty, and extra bed incredibly uncomfortable and there was a musty smell throughout the hotel. Drink prices, expensive! We didn't eat in the hotel. Very noisy as a wedding was being held. Bathroom and shower ok. Reception staff were excellent
Negative experience: A run-down tatty hotel. Good bones, but the shared areas are worn and the rooms especially poor. Bathrooms okay, but bedrooms have old broken furniture. Needs proper investment to make it worthy of any cost over £70 per night.
Fantastic experience: Came here for a night away. Dated, but should it be? The service provided by the staff made this a comfortable place to be. Bed was comfy for me but wife disagrees. She tends to not sleep well anyway when away from home. As a treat I upgraded to a higher room spec. I dread to think what the normal rooms are like. Clean though. . Leisure facility was great but let down by light fitting leaning up against walls, lack of staff and coffee beans in coffee machine. All in all, a pleasant stay, but with a bit of pride and investment, could be a fantastic stay. Again, the staff in the restaurant and on reception the day we arrived where absolutely fantastic.

Positive experience: Lovely old building room was good found 2 hairs on the mattress and the bathroom filter was filthy pillows was thin and room was very warm . Very quiet in gereral which was nice. Nice staff. Breakfast was ok wouldnt have it again it was warm not hot and wasnt keen on the sausages . Only orange juice and coffee for drinks and cerial and make your own toast. It did say fruit but was there was only dry bananas and prunes. Swimming pool and hot tub and sauna was lovely. The bar was £6.40 for a bud so bit expensive for us. Also forgot milk in the room so had to ask . Lovely place for a wedding. I would come again just ditch breakfast
Negative experience: One of the worst hotels I've ever stayed at, taps don't work, dirty shower heads, rooms unclean when arrived. Beds uncomfortable and 2 beds pushed together so kept slipping into the gap. Had 3 different rooms when stayed here for 2 nights
Negative experience: Booked a room at the fairway with my partner and 11 year old daughter 2 weeks back. Arrived at the room made payment checked in and went up to the room. There was hairs all over the bed, a toddler bed on the floor which my 11 year old was expected to sleep in, underneath a broken window which would not shut. I went downstairs to reception to ask for a refund as the room was not fit for my family to sleep in. He came up checked the window seen the hair on the bed and agreed it was not fit to sleep in and he agreed to give us a refund as he had no other family rooms to move us to as they was all taken. We go back down to do the refund and leave and he couldn't process it. I was asked to leave my number and the manager would call me the following day, I was assured she would call me at 2pm. I sent email after email - still no call, it took 5 days to get through to clare the manager who then said she would not process a refund as when she has gone back to work 5 days later, she can see on system there was another room free. Manager now refusing to refund for a room I did not sleep in. Poor customer service - avoid at all cost!
Positive experience: 5th time we've been here best 1 out of the chain last weeks room was in need of some work ,eg painting carpets etc , will go back tho , just look out for Jordan this lad makes this hotel crack young man who goes above and beyond for you
Positive experience: Lovely looking from outside, sadly the room is not so great. 2 single beds put together, worst view you can imagine. Bathroom need a refurb, lots of mould. Stuff helpful and plenty of parking. Mugs in the room are too tall to fit into the coffee machine in the room. Breakfast was nice, but on the second day there was just margarine and no real butter. Terrible WiFi, good signal but very slow, reminds me of dial up modems.
Positive experience: Stayed one night on the All Inclusive deal. Have to say the staff were really friendly & helpful. The room was basic & clean. The building itself is period & rather impressive but tired looking. Everything needed a spruce. Basic dining room with no tablecloths. Lacked atmosphere. Tried to order food off the all inclusive package (happy to pay the extra cost) but my choices had sold out. Limited choice of wines, Shiraz, Chenin blanc & rose. We were dining with friends, 8 of us but couldn’t order wine by the bottle. We had to go to the bar to order individual glasses. Breakfast was basic too & not great quality. We didn’t use the leisure facilities so cannot comment on that. We wouldn’t recommend this hotel & we will not be staying again.
Negative experience: It seemed to us that the Hotel was worth visiting. Especially from the beautiful photos on the website. It looks like a palace, exquisite, historic, magical place. Unfortunately, apart from the beautiful appearance, there was nothing else of even the minimum standards. We were definitely wrong. I booked the Afternoon tea and Spa which was a Birthday gift for my loved one, very special person. I was extremely ashamed of your service. First of all, the food was of the worst quality. The worst sandwiches are usually from cheapest stores. There was none warm toast, completely nothing that could be anything special worth going to the restaurant. In addition, the champagne had already been poured behind our backs, without the possibility of assessing what kind it was. You took a cut corners. We go to a restaurant for something, not repeatable. Not for defrosted or unwrapped food from the cheapest local store. Plus the service not so much. The lady from the reception came, sat us down and gave us a table. And she brought the food without exchanging any more words with us. Then, Another waiter brought terrible champagne. Moreover, he didn't know what he was giving. He practically didn't respond either. That was actually the end of the service. Nobody even asked if we wanted anything more... Or even ask how was the food..., how are we? On top of all this, a few hours later we both had huge stomach pain and diarrhea as well. It was terrible experience. I would like to emphasize that the cleanliness around the table was not clean as well. There was very a lot of dust around. Then, if there was such food, I don't even want to know what sanitary conditions exist in your kitchen! I would like to emphasize that people are not pigs now. Times have changed. They look not only at nice decor. They look prized at everything, especially the fresh food! Then we went to the Spa. The water seemed not very good first purity. A few hours later we got skin allergies, our skin was itchy and our hair was terribly dry and damaged. We were supposed to rest and eat something not repetitive. We returned home and prepared afternoon tea ourselves. Ours was definitely better, fresher and more exquisite. Definitely true as it should honestly look like a typical English afternoon tea. I would like to emphasize that if it were a foreigner, you would be even more embarrassed. Because you would only show bad advertising about, how bad the food quality is in this country... Or maybe we are in Error?! Maybe it just has to look very beautiful and nothing else?! And afterwards, you expect a positive answer and smile at the end?! Money definitely wasted. If you're going to poison people, it's better to close the hotel. We definitely do not recommend the restaurant and Spa at all. We are very outraged and disappointed !
Fantastic experience: Had a great 2 night all inclusive stay at the oaks,the staff.& food were excellent, staff couldn’t do enough for us My husband had a flat pint & it was changed and sorted by a very pleasant lady , this hotel is ran by very dedicated staff who go Above to make you stay very enjoyable,will definitely be visiting again
Negative experience: Hotel is ok, good for price I guess. My tv didn’t work in room, and food was poor in my opinion, ‘untraditional’ fish and chips wasn’t nice, and crispy beef starter with no sauce!!?? Also, kid in bar seemed stroppy.
Negative experience: Disgusting room, dated and worn. It was not clean with broken lampshade empty bottle and thinnest pillows you’ve ever seen. Booked an upgraded room with garden view and a family size. But really weren’t happy, went down to reception to be told they will need to see if they have any more pillows. No other rooms available. A dirty covers surfaces in the bathroom, rotten window frame with no safety closer. This was supposed to be a weekend treat as a well needed pamper and getaway, I’ve stayed in some awful places and this is close to them. Will see if the spa is any cleaner but has really put me off.
Fantastic experience: I went to My Thai Spa within the hotel and it was incredible. Very professional atmosphere and a brilliant massage with knowledgeable staff. 10/10 will go again
Positive experience: We had a lovely one night stop over on a good deal. The food was fabulous and staff great. The barman was very helpful explaining to us about the all inclusive. The leisure facilities were very nice.
Positive experience: Arrived on Friday 19th Jan 2024 my first impression was what a lovely place, sadly our dog sitter had let us down so we paid an extra £24 for his 2 nights in room with us, but when we got the full bill of £282.00p I realised the promised £54 for having an extra night had vanished, the receptionist said bookings were not done on site and I would have to get in touch somebody else to sort that out. We were given our room key and told where to go to find our room, If you have ever seen Faulty Towers TV series the stairs were like that up and down to get nowhere, lots of times. The room was superb, clean, modern and with a good view, the bar whilst a bit pricey was ok, the breakfasts were V/good, with waitresses that went over and above to help. Overall a nice hotel which I would not hesitate to use again.
Positive experience: Great food , service and friendly staff. We had a brilliant night, with great food cooked really well. Met some nice people and the staff are all really helpful. Our room 233 was comfy and clean. The only problem we had was being woke up at 6.15am with what I can only describe as banging doors and heavy weight being dropped. Not just the once but repeatedly. Laughing and loud talking. By 6.45 I had to phone reception and ask why people were banging about and had been for 45 minutes. Not easy when there is no phone in the room, and you have to look the phone number up. I spoke with the manager and she said she would investigate. It did go quiet after that until about 7.30. On our departure I asked to speak with the manager about it. A young lady told me that she was the one that had gone to investigate, and it was the hotels gymn ! Someone had been lifting weights too heavy for them! We were told next time we booked to ask for a room not near the end of the corridor, like 233. Because the gym is opposite it! So beware. Lovely night for my hubby's birthday spoilt by someone, trying to lift more than they could and not learning their lesson the 1st time they dropped the weights . Would we stop again. Yes but definitely not in that room.
Negative experience: Unfortunately my friend became ill in the morning & we were unable to go. Only booked it 2 weeks ago, policy says cancellation must be within 21 days so the full amount for food & drinks extra package was deducted from my account. Unable to transfer trip as I hadn't paid £7.99 adjustment fee. £318 WASTED
Fantastic experience: Friendly door staff. To many new bar staff not knowing fully what their doing, was given the wrong drink that I had to pay for to replace with other people on our table equally having issue. All tills run off WiFi, that kept dropping out causing mayhem if you'd no cash staff in fairness were very apologetic. Food, at best 6/10 Brussels undercooked and hard, I personally won't return. Other than a clean environment toilets all areas visited. Must do better at busy times like this one a Christmas function. Dj was really good as we're waiting on staff serving food.
Positive experience: The hotel has beautiful old features. It could do with repair and restoration but it doesn’t detract from the character. It is a premier inn, holiday inn travel lodge level of place but with period features better food and an absolutely wonderful staff. Lavender group we ask you invest in the property and don’t understaff for parties and weddings as it’s not fair on the great people who work for you. We would like to thank especially Shaun on bar, Jenni and Jordan in the quills restaurant and Georgia on breakfast for the warm professional brilliant customer service. Without these people our stay would have been ok. With them it was excellent. The staff really make this hotel.
Positive experience: Had a pre 50th birthday celebration here with a few friends. We had the inclusive deal. Dinner, bed and breakfast with inclusive drinks. Set in a beautiful building and grounds. Leisure Facilities a little dated. Nothing much around the area so perfect for this deal.
Positive experience: Food is fab. Building is an old mansion. A bit of a maze but some lovely features. Gym/ Spa is excellent.
Negative experience: Let me say upfront that the staff were mostly helpful and courteous although at times it appeared that they didn't listen to or provide you with the request / service that was being requested. With that in mind I recommend you AVOID this hotel at all costs!!! The room was dated and substandard even compared to Travelodge and Premier Inn (no criticism of them as you get what you pay for and often better quality). Double beds were put together with two single mattresses which inevitably resulted in an uncomfortable gap inbetween. One mattress was stained and the TV was so small u could hardly see anything. Food was average to middling depending on what you ordered and who was Chef (lol ... Not even pub standard food at times) that evening. As we were on an all inclusive deal I had hoped that the choices, although limited in food and drink, would have been a little more broad especially as certain selections from the menus were not available at times! Talk about making money out of you!!!! The hotel didn't appear to have a lift which would, no doubt, prove a nightmare for any disabled guests and certainly made matters more difficult on arrival and departure. As for the 'spa' facilities these were ok except for the fact that one of the jacuzzi's was out of action throughout the entirety of our stay. When I raised all these points with the hotel manager I assumed I would receive a substantial reimbursement but was disappointed to find an offer of less than £50 of the total bill!!!! (noting that a below standard snack was also excluded). Thus.....I won't be visiting this hotel again.
Positive experience: Did the wine tasting and 2 course dinner overnight stay. Really nice food at dinner although limited, and nice selection of wine. They forgot our order at dinner so had to wait a long time for food but they gave us both a free glass of wine to make up for it. Breakfast was ok but avoid poached eggs, way too underdone and that was after asking for another one. Room was simple, clean, a little outdated but not shabby. Also used leisure facilities, pool is quite narrow and busy so not great for actually swimming but fine for a quick dip.
Positive experience: Hotel is looking very tired as are the rooms but we still enjoyed the night there wouls be great if some money was spent on hotel.... The food was really great and breakfast amazing with ample choice. Not in any rush to return but would stay again... The area really let's it down sorry to say it's a dump
Fantastic experience: Stayed here on an all inclusive deal, complete with afternoon tea and evening meal. The hotel could do with some touching up here and there but I felt it was part of the character of this beautiful old house. Food was lovely, staff were pleasant and helpful. We really enjoyed our stay and will definitely be back
Positive experience: The rooms were excellent. However, although the restaurant service was good, the quality of the food was poor. A rare steak was very overcooked, hot breakfast items were warm, and hand cut triple fried chips were obviously fries.
Positive experience: I stayed at The Oaks Hotel Saturday 23rd Sept, it was a throughly enjoyable stay. Although the hotel is looking a little tired and needs some investment into it, the character of the place was enchanting. One member of staff stood out, nothing was too much for him, Dom the duty manager, he is a credit to his employers!
Positive experience: Room needed brightening up. Very dark, made darker with green walls, dark brown furniture, and woodwork. A ceiling light would have made a remarked difference. Had to re-hang the shower curtain due to several hooks broken, leaving massive gaps. Shower control unit broken. Be warned....lots of steps up and down to access the required floor. Severe lack of accessible facilities for the infirm/wheelchair users. No lifts or stairlifts internally. Sent outside, to back of buildings, and emergency exits.
Positive experience: Spent a 3 night all inclusive break here recently. Overall good value for money and staff very friendly and accomodating. Ideal location for Skipton and Pendle Hills etc.
Positive experience: Our stay at the Oaks was very pleasant. The building itself is really impressive from the outside but is in need of some updating on the inside the rooms included. The staff were really lovely and did everything to make our stay really enjoyable. The food was good too and I can honestly say the 8oz rump steak was the best steak we have had in a long time, it melted in the mouth....delicious.
Positive experience: Went for a wedding reception. The groom was advised that as it's room only, they needed plates and advised him to provide his own plates for a buffet catered for externally. The place was clean. Drinks are very expensive.
Positive experience: Friendly staff, 1st room was dour, dark and hadn't been cleaned properly. 3nd option was better. Food OK altho v. disappointing if you're veggie or vegan no veg or salad offered with your veggie meal & didn't know you could purchase as an extra until after meal.. So very hungry. Re. All inclusive drinks - strange rules, treat everyone like children which meant every liquor had to be served with the drink & they have to our it for you, so I asked for half the tonic in my gin. Quite demeaning attitude towards guests, we couldn't be bothered and just went to our room at 930.The surrounding area is dour, nowhere to go you're stuck really, grounds OK but not large at all. Bar area is small, too. Breakfast is OK for meat & dairy eaters but not any provision for vegan or non dairy (despite checking this at booking). The veggie version of breakfast isnt great either as there's no attempt to balance the portion with the meat version. I'd asked for 2 eggs (as not having bacon and black pudding) recd one and only 1 veggie sausage which I found quite mean. Didn't use spa as female changing room looked absolutely frightful, dirty, doors hanging off, showers look awful, no cublices, quite cramped, cold - not exactly a pampering experience. Won't visit again, not exactly a great break.
Positive experience: This is a very traditional hotel in well maintained grounds. The staff were all very friendly and helpful and breakfast was excellent and the WiFi reliable. The decoration is a little tired but all the furniture etc is good quality and has a vintage feel so it is fine as long as you are not looking for a pristine modern chain hotel room. It is also dog friendly.
Positive experience: Booked the stay chill wine and dine package with friends, made use of the leisure facilities, and enjoyed the food. We added cheese and charcuterie boards to our wine tasting.
Negative experience: Very shabby decor and threadbare carpets. Very expensive at the bar, only standard drinks available no premium brands and no cask ale. Overall very disappointing for the image it portrays.
Fantastic experience: Just back home from a midweek All Inclusive break.. Great place to go...Rooms very clean and tidy..Fantastic food..Excellent facility in the Gym,swimming pool; sauna and steam room...Very friendly staff..Very good location for getting into Burnley and surrounding towns..
Positive experience: Nice hotel in a good location if you wanted to check out the Yorkshire dales or take an hours drive to Blackpool Tower. The hotel was nice. I'm not into dating buildings and have no clue about the hotels history but the building felt very traditional. I'ts large and the staff were friendly and helpful. The bar prices would be better placed in a 4 or 5 star hotel and the restaurant was relatively expensive too. The menu was quite out there but I think most people would find at least one meal they might like. The sausages at breakfast were all so pale and very unappealing. I had to send them back to be browned. Overall, we had a nice two day stay at this hotel.
Positive experience: Great value. Fantastic, friendly staff. Great food and friendly guests. Room wasn’t fantastic although bearable for the 3 nights we stayed. We paid extra for a suite but should’ve just had a double room. Spa facilities were ok. Would go again.
Positive experience: Food was excellent, staff were very helpful, but the room was bad, we upgraded, but, still it was not good. Upgraded and couldn't give us a double bed, 2 singles put together..... A window that wouldn't close....toilet seat that was discoloured......chairs in room that were damaged......this was a upgrade too!!!!.....lavender hotels photos of rooms do not display the rooms that we had, very subtle and clever. This few days away at the Oaks was to celebrate our Anniversary,our retirement and my birthday......just glad to get back to the luxury of our own bedroom......
Positive experience: Clean, functional and efficient – ideal for the one night stay we were having. Though not there as a spa break, I did use the pool and sauna, so great to have this included in the price. Decent breakfast buffet offered too – the only downside was the mixed berries were still frozen and too hard to eat. Would definitely recommend if you need a stay in the area.

Positive experience: Third Lavender Hotel all inclusive 2 nights stay with friends. Food a little dissapointing especially the salmon with noodles came in a tasteless broth although salmon was lovely. The beef & reef not worth the extra very small portion. Lovely old hotel but maybe book a ground floor room. Great deal with certain drinks included 6-11. Staff absolutely exceptional so helpful couldn't do enough very impressive. Beautiful area definitely go again.
Fantastic experience: Stayed 1 night on the all inclusive. Great value, loved the old building and the history. Room was clean,bed was comfortable . The staff here were fantastic, hard working and very friendly. Would definitely stay again. Hotel maybe a little tired in places but lots of character
Negative experience: Arrived at the hotel to a very foisty smell in the reception area, we checked in and went straight upto our suite which I had payed an extra £25 /[ upgrade! As soon as we arrived we were disappointed in the room with worn sofa, splashes up the walls, cobwebs and an empty drink bottle still on the sofa. The bathroom was the best part even though thr grout wasn't very nice and beginning to grow mould! The windows were unclean and our room looked out onto the carpark which was quite noisy during the night and again very early in the morning. The bar prices we've very expensive £16 for a single gin and tonic and a pint! The leisure facilities were OK but based on my impressions of the rest of the hotel I couldn't help feel on edge and like they were unclean. The food was OK but nothing special and the toilets near the bar/restaurant absolutely stank of foist and drains! We definitely won't be returning unfortunately
Fantastic experience: I was at my nieces wedding on 20/5/23 it was a lovely day. from start to finish stayed overnight had a lovely stay the room was lovely and the bed was so comfortable thank you to everybody K sherwood
Positive experience: The food was very nice,cooked perfectly seasoned perfectly absolutely delicious, my compliments to the chef❤️. The hotel was clean,the original features and the detail were beautiful. The bar staff and the waiters were attentive and professional, even though they were only young people my compliments to them.There may have been some maintainence required to protect the beautiful integrity of the building.May benefit from some new carpets and maybe a few beds.The attention to detail needs addressing eg curtain pelmets need to be put on straight, curtains need gathering evenly. Tybacks need rings re attaching. Blinds need dusting and skirting boards. Behind radiators need dusting.The standard of workmanship is not very high,the tiling in bathroom hasn't been planned out at all.Tiling should be planned so you do not get any slivers of tile in the corners.The shower is too powerful so sprays beyond the shower screen and has rotted the skirting board.The toilet had a crack on the rim there were tiles that were cracked as well. With electric and gas been so expensive at the moment the radiators in the hallway were way too hot for May.I am sure you could save money by taking a look at the heating,turning some radiators down or off. Planning where people take rooms and closing down a wing so you don't heat,light,or clean would save Money.The toiletries are a lovely treat thank you Ruth
Fantastic experience: Great food ,well done chef. Room was clean and bed was comfy. We were staying on the All Inclusive which is a fantastic deal. Service at the bar in the afternoon was poor but it was'nt the bartenders fault as he seemed to have other tasks to do somewhere else,leaving the bar unattended for up to 10 minutes. Overall : lovely place,great friendly staff,great food,nice room... all for a VERY reasonable price. Would we return ... YES Well done all.
Negative experience: We actually didn't stay, just did the tea and swim offer. The spa itself wasn't too bad if not a little busy. We couldn't really go in the pool as an aqua aerobics class was going on but still although it is basic, the sauna was really hot , as was the steam room. It is a little but dated and needs to be refurbished but this didn't really bother us. However the afternoon tea was disgusting. The cakes were dry and inedible , obviously quite old and been refrigerated. The only edible thing was the scone. We were also just left to our own devices, No one actually came to check if we were ok or if the food was ok. So when we finished we just left. I understand this is quite a cheap offer but why not raise the price slightly to ensure the quality is better. I certainly won't be recommending the place. It's a shame as the person I spoke to on reception with regards to the booking was really helpful and provided a great service so I really wanted to love it.
Fantastic experience: Lovely place, great room and the staff were brilliant. The only criticism is the night porter wouldn't open the residents bar but every thing else was fantastic
Negative experience: We were originally booked in for 2 nights all inclusive but checked out after 1 night. The room was absolutely filthy, the dust was thick enough to write a message in and we found broken glass on the carpet. The 2 mis matched cups had to be washed before we could use them. The 2 course meal was inedible. Crispy beef could have been used as dog kibble or maybe used as charcoal. The slow cooked pork was stone cold and the mashed potatoes like gloup. The receptionist was very understanding and managed to get our payment transferred to another hotel. Mind you, with hindsight we should have realised something was wrong when we saw how many of the guests had pizza deliveries.
Fantastic experience: We had a lovely stay for my wife’s birthday. The staff were lovely we checked in about 2.30 and we had booked a standard double room but we must have got lucky as our room was a suite very pleasant good size clean .. decor fine great shower and a bath … we made our way to the leisure suite and used the pool and sauna steam room and 2 jacuzzi and one was lovely and hot hot … we booked an all inclusive stay with wine tasting however we changed to an all inclusive drinks package where from 6 to 11 we could choose the drinks from the all inclusive menu .. plenty to choose and boddingtons on draught which was lovely … evening meal was at 7.30 2 courses included and I chose leak and potato soup and chicken ham and leak pie with triple cooked chips .. lovely it was then we continued the night in the bar getting out last drinks at 11 where we stayed chilled until 11.30 .. the lad on the bar was very attentive and welcoming to our needs … overnight sleep was fine apart from the usual couldn’t give a dam for anyone else gusts above slamming the door and moving about as if they were having a workout … black out curtains could be better to make the room darker and the light from the corridor shining through the door would be better blocked out however a pleasant sleep pillows were comfy and the bed and up to a lovely cooked breakfast and choice of toast fruit yoghurt cereals unlimited coffee tea fabulous stay thoroughly enjoyed a lovely building with great relaxed atmosphere thanks you the oaks hotel we will be back
Negative experience: Awful room and beds. Not at all what we were promised. Complaints were brushed aside with feeble apologies and not even a partial refund. In the end all they agreed was a discount off our next stay. Why would we want to return??
Fantastic experience: We booked into the oaks hotel for 1 night on the 1st April to attend a family wedding we are both disabled and arrived at 1oclock after a long journey from aberdeen however we were not allowed to book into the room till 3.oclock so I decided to use the hotel toilet on entering I nearly slipped on the wet floor as it had only just been mopped without any wet floor warning on show . We then went into the bar and ordered drinks while we waited for the wedding to take place inside the hotel. My son inlaw joined us at the bar and ordered drinks for myself and partner the barman who later identified himself as the bar manager got the drinks order wrong and when my son inlaw pointed this out to him he became very rude aggressive towards him in fact telling him he was a liar and it was his fault not his which was totally wrong because I heard the drinks order and when I pointed this out to him he got really aggressive to me as well in fact there was a number of family and friends in the bar who were quite shocked at his manner we immediately reported him to the hotel wedding manager who told us she would have a word with him.I would think twice ar staying at this hotel again because of these incidents and not very happy with the state of the room we were allocated
Fantastic experience: We are staying here at the moment and have enjoyed our stay. We stayed here last year and enjoyed it. The only thing was we did arrive earlier than checking and no one about. The receptionist was wearing many hats, serving afternoon tea, reception and bar, was greeted with a smile even though rushed off her feet. She got us a drink from the bar and there we sat until finealy checking in at 4.15pm, we had time for a shower and 1/4 hour late for wine tasting we had booked for 16.45 booked dinner for 19.30 but managed to bring it forward after wine tasting. Meal was beautiful staff very accommodating. It was slightly spoiled by having to rush and not chill out, didn't use leisure facilities as didn't seem to be time. I have already booked for April and hope it goes a bit more smoothly. This is by no means a reflection of the staff as they tried to do the best for every one. Please managers put more staff on before you lose the good staff you have. When we stayed last year there was a barman on hand this year it said bar from 3pm barman started at 5pm. The room we stayed in was smaller than last year, bathroom lovely walk in shower. Didn't have as far to walk my Husband has mobility issues so for us the trade off was good. Really comfy beds if anything for me hotel very warm but better than been cold. Thank you for our stay see you in April

Positive experience: My sister booked a swim sauna steam and afternoon tea package. Very warm welcome, included towels, free locker key, swimsuit spinner and hairdryer. Facilities dated but clean. After tea in the hotel was plentiful and quite delicious. Again the welcome and service was warm, welcoming and professional. A throughly enjoyable outing and therefore highly recommended.
Positive experience: All staff go above and beyond and are friendly. Lady at reception seems to be doing 3 jobs. Basic rooms but dated- if you upgrade you get a decent one. Meal / dinner menu confusing depends on what deal you are on. Wine tasting experience- Not what we expecting and what they advertise. Raised issues with management by e mail. Offered a 50% discount on another stay. Booked in at the Old Mill Ramsbottom... Will see if any difference with a different venue.
Fantastic experience: Just had a brilliant stay at The Oaks in Burnley. Natalie on reception went above and beyond to help us enjoy our stay! Ethan (service) and all of the catering staff were exceptionally pleasant, kind and friendly,ensuring that we enjoyed our time spent in the restaurant. The bar staff were friendly and helpful even though it was exceptionally busy on a Saturday night. The decor and facilities were slightly jaded, but that comes with the age of the hotel. However it was exceptionally clean and tidy! Beautiful stained glass window in the foyer. Would definitely stay again!!
Positive experience: This is listed as a 3 star Hotel, but it could be a 4 or a 5 star with a bit of extra effort. The hotel building is impressive with a great history. The entrance is very impressive with a top quality staircase and feature doors. The seating area is tastefully kitted out with Chesterfield sofas and chairs.Together with a massive stained glass window at the top of the stairs and a seating area on the first floor landing where you can view the whole stained glass window. There is a well equipped pool area which includes a steam room, sauna and jacuzzi. There is also a gym which is well equipped. I was in room 256 which had a very disappointing view of a wall of an adjoining building. I think rooms 250 to 256 all had a similar view. The room itself was well equipped but had a very dull decor with dark wall paper and dark woodwork throughout. The room cleanliness left a lot to be desired. There were areas of dust build up on the carpet and food crumbs from previous guests around the bed and desk area and also inside the drawers of the desk. I think the cleaners need to be more thorough when carrying out cleaning between guest occupancy. There were multiple marks on the painted wall surfaces. The dining room is a very nice room with a good selection of tables and size of tables but the dining room staff didn't do a good job of keeping it clean. I witnessed a waitress clean a table but brushed food from the table onto the floor but didn't brush it up from the floor. The room didn't appear to be cleaned after the evening meal. The following morning there was a lot of food on the floor from the previous evening. Under our table was a large amount of pieces of chocolate and cake which I covered up with a paper napkin to avoid getting it on my shoes. There was also a shelf near our table which was covered with a build up of dust on it. It's a pity about these areas of neglect because the waiters and waitresses were very attentive, friendly and polite and the table service was very good. I thought the evening meal menu was limited. The all inclusive menu only had 4 meal choices and it was the same menu on both nights of our stay. We were very impressed with Sarah on reception. She is very friendly and took an interest in what we were doing whilst visiting the area and gave us quite a few recommendations of places to visit. Note to the owners: Please carry out improvements to these areas of concern and make this hotel the great hotel that it deserves to be.
Fantastic experience: Stayed for 1 night on the £99 offer 2 couse meal, leisure, 2 couse meal & breakfast with my teenage daughter. We had a great time, staff are lovely & so helpful they are a credit to your hotel. The leisure centre was great pool, jacuzzi,steam room . The area with the big beautiful staircase was nice for drinks before our meal. Food was lovely & service was great. Room was okay it was clean & bed was comfy it was just a little bit tired looking but it won't put me off staying again. Breakfast was gorgeous . Overall 5 stars as we thoroughly enjoyed our stay. Thankyiu very much.
Fantastic experience: Didn’t get off to the best start after getting locked out of are room with a faulty door lock. However a kind and helpful man called dean helped us get back in as quick as he could. After all this we got upgraded with a suite which we loved. Definitely would try again!!
