Fantastic experience: Loved my stay in lodge 24. The lodge was spotless and had good cooking facilities with the instructions to know how to use. It was very clean and had plenty of towels for the bathrooms. Never tried the spa or restaurant so cannot comment on that. However, the small shop at reception was great to get all essentials. The resort is not far from supermarkets and also a shopping centre which is about a 20 minute drive. I loved it here and am looking to come back soon! Only area I could say needs improvement is the stock e.g. more shampoo and shower gel as there was only a small bottle in one of the two bathrooms. Also kitchen roll would be great to have as there was only a sponge and a tea towel but would not put me off coming again. Thank you for a lovely stay!

Positive experience: Very good clubhouse,accommodation,gym & swimming pool,My one gripe was the The RAF Bases nearby with the Roar of their Typhoons flying overhead doing practice sorties mid to late afternoon.

Fantastic experience: We stayed in the Oxbrurgh lodge on this site. Which was fabulously kitted out, although not 100% clean. Showers & windows not as clean as they should be. But no doubt the cleaners don’t get very long to clean the lodges in between visitors. It didn’t spoil our stay thou, which was excellent. The bar on site is comfortable & like everywhere else on the site dog friendly. Unfortunately the Bistro food was diabolical, so give that a miss. Everything we ordered was over cooked & tasteless apart from the pulled pork nachos starter. Which is hard to mess up. Theirs is a pub called The Carpenter’s a few miles down the road from the site, & the food there is excellent. So all in all an amazing weekend. Thank you.

Fantastic experience: Great for a relaxing stay, good facilities and modern lodges. Lodges were spacious, clean and new, well equipped as well with washer/drier and dishwasher. The free steam room and sauna near the pool was a nice touch. Not too many people around as it's out of season, however staff still seemed friendly and drinks were a reasonable price.

Fantastic experience: A great site with lots of great things to it! Bar and restaurant was wonderful, great swimming pool, lodges lovely and very modern. Staff great all really friendly! Lots of things for children to do! We had the most amazing holiday spending time together as a family! Will definitely visit again and would recommend to others.

Negative experience: Stayed at this lodge holiday park and it was a letdown. No vibe, the whole place felt dead. The lodges are way too close together, so there’s no privacy. The staff were unfriendly, and we were told theft happens often, as pint glasses not available… Overall, not a place I’d recommend for a relaxing stay. Will not be returning and do not recommend.

Fantastic experience: Had a lovely 4 nights here in lodge 33, beds are so comfortable, it usually takes me a couple nights to sleep well but right away I slept great. It’s clean and spacious, the outside area was lovely and hot tub was amazing, so tranquil overlooking a little stream. The bar restaurant area is nice, book before you arrive if you want to eat in the restaurant as it gets booked quickly tho there is an option to eat in the bar area too and it’s the same menu, with decent food. Staff are friendly and helpful too. Had to call out the repair man as the bath wasn’t draining and a sink but they came out the next day to sort this out. Would definitely visit again if in the area

Positive experience: Great site and a great location to see some of the best of Norfolk - Great Yarmouth was the furthest we went and that took about an hour, and only 10 minutes from Sandringham. Lodge (Oxbergh) was comfortable - if I was being really picky: we only had one cereal bowl, the kitchen bin was broken and the TV signal was poor as the cables were pretty old and worn but we we weren't in much so it wasn't a huge issue and I didn't bother reporting it at the time. The water was a bit temperamental and often changed temperature without warning but there were no major issues. However, the facilities more than made up for it: we used the swimming pool practically every day (free) and the booking system is a great idea to make sure it doesn't get too crowded. Our kids loved the splash park and football pitch as well - more free entertainment. The food at the restaurant was good, currently closed Tuesday and Wednesday evenings, but we ate there a couple of times and it was nice. If they served breakfast as well, it would be even better! All the staff we interacted with were very friendly and helpful; we would come to this site again next time we were visiting Norfolk.

Fantastic experience: We stayed in Lodge 36. Lovely, no complaints. we can't wait to return! Very quiet, lodge spacious, clean and great location to woodland walk and bistro. Weather amazing! Can't wait to explore more of Norfolk next year!

Positive experience: Had a lovely weekend here. Really enjoyed the spacious, modern lodges, the play area and splash pad were a big hit with our 4yr old and pool was a lovely place to introduce our 2m old to floating around. The restaurant and bar was also lovely - the food was good and it wasn't massively expensive. Staff friendly and helpful. A great place for a couple of days away and would recommend.

Positive experience: Nice small site. We stayed in lodge 34. The interior was nice but in need of some refurbishment - blown window in the lounge; broken blinds; sofas dated.. The cleanliness was OK in parts but again attention to detail required and furniture needed moving to give it a good clean between stays. Gym and swimming pool lovely. Bar lovely, bistro nice but not open on a Tuesday or Wednesday. No activities for under 3s and no information on where the activities where being held. Small soft play which could do with more things in it. Nice little shop not over priced. Quite expensive for what you get.

Positive experience: Comfortable bed. Lodge needs a big clean. Lots of cobwebs in the bathroom and living room area. Water pressure poor in the bathtub takes a while to fill. Plug does not fit in the sink. Bedroom carpet has a burn mark and dirt mark on bed frame.

Negative experience: Surprisingly, I won't a review and it's dispeared. The lodge we stayed in was fifty and it was one of the higher priced lodges- premium. I certainly wouldn't call it that and it certainly wasn't clean before our arrival. There was food and stains on the furniture, walls. The bath panel was broken. It was supposed to be a nice family weekend away and spent most of Friday evening and Saturday back and forth with reception and Hoseasons, which both were blaming one another. Very unprofessional.

Positive experience: We stayed in a chalet for 3 nights and enjoyed our stay. The chalet was clean and the rooms were a good size and the place was comfortable to stay in. The food we had at the Bistro was pretty good and the little shop is handy. The pool is great and the steam room and sauna are good too. We did request extra towels and didn't get them unfortunately. Overall though it was a good stay.

Fantastic experience: Had a lovely 4 day midweek stay, Facilities were Fantastic and Lodge was great. Would recommend for little children especially with a splash park and small kids pool. Would of been good if Gym was open earlier and later especially as it key fob and unmanned anyway. The barman on one evening wasn't very polite or helpful but lady who waited table was lovely. Wouldn't stop me going back as overall was great

Fantastic experience: Can't fault the place. My second year returning for a weekend break on the 2nd weekend in March. Facilties are modern and clean, lodge Bircham. N.O 43 was well equipped for the two of us. Tidy grounds with a woodland walk behind the park. Most places in North Norfolk within 45 mins drive, Thetford Forest only 30 minutes away. Will be back again at some stage!

Positive experience: We’ve had a lovely time, paid around £200 in March 2024 for a three night stay. The lodge is really well equipped and the beds super comfortable. The playground and football pitch is really clean and well put together. Also enjoyed using the swimming pool - only thing I’d suggest is make it clear when you book your lodge that you have to book swimming as we nearly completely missed out. My only complaint is the lack of information pack, and general lack of information we had no idea what time the shop, gym or swimming pool opened. We were also told our keys would be in our lodge after 9pm so went in to find no keys but unlocked - were then greated an hour later by angry staff ‘we didn’t know you were here!!’. So I’d suggest you produce either online or printed information packs on pool booking, opening times etc. The file on your website doesn’t work. Would have loved to used the spa but it was really unclear how to access it, not sure where the sauna or steam room was or how to access it.

Negative experience: Cabins are very nice but don't expect any service past 8 o'clock even if the bar shuts at 8.30 all the staff want to do is go home and the beds in the sauna/steam room haven't been cleaned since 2015 according to the ladle and the smell and sweat stains verified this and the local lad f in this and f in that on the phone made for a very unpleasant experience

Negative experience: Upon checking in to our lodge we were greeted with a very powerful smell of “wet dog”. Once we had opened the windows we noticed the sofa had stains all over it and we couldn’t sit down on it (Images attached). Putting things in the fridge, we were greeted by the smell of spilt milk. We went back to reception as we couldn’t stay there and although the chap behind the desk wasn’t the most helpful or understanding, the cleaners were excellent and went out of their way to deep clean the sofa, put a throw over it and air the lodge. Meals were fun, my wife ordered the chicken saag curry and a vegetable curry ermerged, Which wasn’t even on the menu!! This had chick peas in it which my wife shouldn’t eat due to a health condition. The hot tub kept us awake all night as the pump needed replacing, when I mentioned this to the chap who looks after it he said there was nothing he can do… end of conversation. Overall it was ok but I’m not wanting to go back and spend time with the spiders! (See images)

Positive experience: Booked in for New Year period, 4pm entry was a nightmare with everyone coming in the same time, small car park not only for us half an hour early but for residents using facilities. Would of been better to release the keys when the accommodation is ready, rather to stick to 4pm key collection as the car park and road not big enough for cars to wait, many frustrated people clogging entrance before barriers. Booked the New Years meal and entertaining, in my opinion wasn't advertised well, as only 8 people booked. Leaflet drop in chalets or on website better. One toilet roll per chalet is not enough, two or three would be better to start up. Accommodation is all new and decorated nicely.

Positive experience: Got a last minute stay with this place and were accommodating which was good to see. Super friendly staff on reception which is really important. Stayed in the Houghton Premier 3 bed and the lodge itself was quite nice and spacious. The lack of a welcome pack was disappointing with no bin bags and no dishwasher tablets at all. Weird but maybe that’s how it is nowadays (ridiculous but have to live with it I guess). No shower gel or anything like that in the showers either….. strange. Hot tub was probably the best I have used (and I go to a lot of places with hot tubs and this is hands down the best). Always kept clean and people came twice a day to monitor it. Be good to have some hooks for towels near the hot tub. The heating in the lodge was a bit temperamental so an easier function could be implemented there. Beds were okay, we prefer a firmer mattress but that’s personal preference and wouldn’t put people off coming here. Lots of space which was good and plenty of natural light filters through the lodge. Sofas are very uncomfortable and probably could do with a new one in there.

Fantastic experience: Stayed for a week in a lovely lodge, only downside was you had a huge tv right in front of the sofa which was far too close for comfortable viewing, would have been better if it was smaller. Park was well maintained. Would have enjoyed it more if the inconsiderate neighbour didn't use the hot tub at 10pm every night which disturbed my sleep ( don't sleep well as it is). Location was nice but the A47 runs right next to the park so constant road noise. RAF Marham is just down the road so we were privileged to them training in the new F-35 lightenings. All in all we enjoyed our week.

Fantastic experience: Close to Kings Lynn, Swaffham and Hunstanton. Watatunga is nearby and a great afternoon out. Perfect for families, bar area with seats overlooking play and splash area. Plenty of activities to book kids into. On site shop that is very reasonably priced. Everything is modern and well kept. Staff are excellent, very friendly. The only minor criticism is that the cleanliness of the lodge lacked slightly but nothing major. Otherwise a fantastic week away.

Positive experience: The accommodation was well equipped and modern, with everything we needed for a weeks stay. The main room is bright and airy but does get very hot in the sun. The complex has a fantastic spa with a great range of treatments and really lovely staff. The swimming pool has a lovely and clean communal changing area. The kids activities are great, ours did the mini jet skis and crafting which they loved. The woodland walk is beautiful too. The main downside was the number of flies in the accommodation. They were everywhere! We got some fly paper and caught 20 in the soace of a couple of hours. Not sure of theres anythong that can be done abput it but they definitely put a downer on the holiday.

Fantastic experience: We spent a very pleasant and relaxing week here. Accommodation very good the only thing that would have made it even better is a more comfortable settee and chair. The site is well located and very well maintained. The restaurant and bar area was light and airy and the food was good. The pool was super, big enough and always warm. Well worth a stay, especially if you have any problems with mobility.

Positive experience: Beautiful location and stay with my family, very kid friendly with activities including swimming and a splash park. The lodges are also great sizes, very modern and well laid out. My family loved it. The hot tub was fantastic too. ASDA also do direct deliveries straight to the lodge which was a great bonus. Only improvement is to add Air Conditioning units to the lodges, as it can get really hot during the summer.

Positive experience: I stayed for 3 nights over the bank holiday weekend. The location was great, lodges were really modern and everything you need in them for a comfortable stay just make sure you bring spare towels (I will get on to that! ) Hot tub was great, food from the on site restaurant was lovely. Nice woods to walk the dog on doorstep.perfect for day trips to the coast hunstanton only half hours drive. Now let's get to the towels... My god do not ask for so much a toilet roll or a towel as you will not be given it! On the way out early morning after arriving previous night I asked if they could give us 2 towels so we could shower when we got back from our day out. I was rudely asked what had done with all of the towels provided, as if that is anyone's business. So I explained because of the hot tub and showers and something to stand on getting out that they were all wet. I was told I had a washing machine to wash them... To which I replied yes I'll buy washing up stuff whilst out today (not provided) but I need dry towels for when I'm back. I was told to go to the on site shop and buy some go back and wash them. At this point I asked to speak to a manager to which she laughed in my face and told me she was the manager. She was aggressive, rude and had zero people skills so god help them if she actually was the manager. Anyway I asked the lady who worked in the shop what her name was so I could report her and she came storming over demanding to know what I was doing. I told her and she repeadtly shouted her name was Jackie and I could report if her if pleased. So when I took my phone out to take her name she then started shouting I had no permission to film her. Absolute madness even if I was filming her im well within my right to do that... But I wasn't.... Clearly guilty conscience as she knew she was being unreasonable. Anyway after jackie acting a complete fool in front any other guests I stormed out knowing that Jackie was a jobs worth. You know that old saying be kind... Make someone's day a bit easier and provide 2 towels so your guests can get a hot shower after being out all day. Well Jackie had no intentions of helping and was more interested in making a scene. Anyway other than that fantastic stay but won't be going back purely because of the appalling service from 'the manager'

Fantastic experience: We really enjoyed our stay at Norfolk Woods. The grounds are immaculate and the lodges are clean, spacious and a really good size. I agree with a previous review regarding the TV situation - the signal is rubbish. The lodges are quite close together but I don't feel like they try and hid this and it was what we were expecting so it wasn't an issue to us. Our lodge had two parking spaces right outside the door, as did most. The location is ideal for exploring Sandringham as it is only 10mins down the road, it is also reasonably close to some great beaches and towns. The facilities were great, pool was clean and tidy and perfect for little ones with a large kids pool. The bar/restaurant was also a good size with 2x pool tables and a small area with some soft play mats for the younger ones. Outside there is a nice park with a few slides and a splash area. The only negative I had on my break was that one evening we visited the bar for a drink and to allow the children to play on the soft play matts. We hit the time of the local kids swimming lessons (pool is closed for residents staying during this time) but this was no issue to us. However it did become slightly rowdy with siblings of those in the swimming lessons running around the bar unsupervised. My youngest son who is 2 was knocked over on the soft play and was unable to play as the others were much bigger. This is unfortunate as we were the paying guests and In my eyes the equipment is really designed for baby's and small children staying here rather than a waiting area for local children to be picked up or to go home from lessons. Some age rules & policing from the restaurant staff should be in place here. However, this won't stop us from booking here again. 5*

Fantastic experience: This place is absolutely brilliant! I have visited many Darwin Escapes before and this was by far one of the best! The splash zone and pool are so much fun, as well as the playground. I took part in the Go Active actives and they were so much fun! I was led through each activity by Wren who was so kind! The Sunday quiz and weekly bingo were also so much fun! Perhaps you could take a bite at the restaurant while your busy participating in the quiz! Overall, I definitely recommend this and I will be coming again. Thank you for the lovely stay! I’d definitely recommend coming here and I will be coming again From Esmé

Fantastic experience: Enjoyed an excellent three night break in the standard Bircham Lodge. The lodge was very clean, comfortable and well equipped as well as being dog friendly. We were located at the rear of the park next to the woodland walk which was convenient for early morning and late night walkies. The lodges nearer the main building were perhaps a little noisy from road traffic. Full sized appliances throughout including washer/dryer, dishwasher and even a cute 10 bottle wine chiller. Well appointed bathroom with a free standing roll top bath and walk in shower. Comfortable king size bed with plenty of storage. The bar and bistro were also excellent with good food and drink reasonably priced (and again dog friendly). We did not use the spa, gym or pool but these also looked very good. All in all we could not fault anything with this resort and will definitely be looking to return soon.

Positive experience: Lovely accommodation. Small, tidy site. Good for young or no children holidays. Friendly, helpful staff. For older children (8 to 11 years) we found it a bit small and not enough activities. Tip - Try and get a hot tub, they looked great!

Fantastic experience: We booked lodge No 33 for our family and it was wonderful. It has the best view in our opinion, and is very private, looking over the woods, and is spacious, comfortable and we loved it. We found Norfolk woods to be better than the photos showed, and were impressed by the pool, bar area, children’s soft play, cinema room, and the bistro. Food, especially Sunday lunch, was amazing, and the service from the very friendly and efficient staff, top notch! Couldn’t fault it. Wren, who did archery was great, and we were impressed by the facilities on offer. Down side was no coffee maker! Luckily one of our party brought one from home, but just because coffee is served in the reception area, does not mean anyone wants to trail up there first thing for coffee, and after paying a hefty sum for our lodge, we were less than happy! One should be provided! A sign for Norfolk woods from the main road 47, would be helpful. We all missed the turning because of no signage at all. Couldn’t understand why not? We weren’t told that we needed to advise of every vehicle’s registration to gain entry. We were asked for just one! We enjoyed the walk through the woods and the fairy doorways, And enjoyed our week so much that I’ve rebooked straight away.

Positive experience: We wanted to go away for the weekend, it's January so I appreciate activity options are a little limited, the pool is nice, decent stuff to do for the kids, archery, water scooters, and just casual messing around in the pool. The play area looked good for sitting watching the kids in the summer, not so great in the cold! Food was decent enough, nothing spectacular but nothing to complain about. Would I come again, yeah, probably!

Positive experience: We stayed over the new year period and the club house charged holiday guest £15 per head and £5 per child from 21:00 to 01:00 on new year eve...We wouldn't have minded but the price seemed high for a DJ considering we had already paid for our entertainment in the holiday package... because of this I would not recommend this venue

Positive experience: Stayed in the Bircham premier at this accommodation, the staff were all lovely and all very welcoming. The lodge was sparkling clean. Bistro was amazing both food and drink. Only issues I’d say is signal for the telly cuts out but the lodge is in a forest, batteries in one of the remotes was flat and the hot tub on the last night wouldn’t reach any higher than 31 degrees however apart from that was a good stay.

Positive experience: Upon arrival friendly staff member who greeted us and gave us the keys. Explained how to get to the lodge and where everything was. The park itself clean and tidy, didn’t make use of the facilities so can’t comment on them. The lodge was nice and clean, the only downsides: water pressure for shower wasn’t that great, the smart tv wasn’t very smart as didn’t connect to internet and cabins close together not much privacy from neighbours. Good appliance’s in the lodge: dishwasher, washing machine, wine cooler and hair dryer. Good size fridge freezer. It can be noisy at times from the jets from Marham which is music to my ears. ( I’m a plane enthusiast) Keys come in a nice tin suitcase that you get to keep.

Negative experience: Currently staying at Norfolk Woods and Spa. I have visited many other lodge based accommodation resorts before and I must say this really does not compare to any other ones visited. Attention to detail and customer care at this resort is poor. Paying almost £500 for four nights at this place, you should receive ATLEAST a satisfactory standard of care during your stay. On arrival we were informed there was no running water. When I enquired as to when this may be fixed, I was shrugged at and told that they do not know when it will be back on and was told I could ‘go and purchase a couple bottles of water’?!!! There were no compensatory offers made due to this issue- I was told that if I wanted to discuss getting some money back due to having no water, they would email me someone who I could talk too. I have not received this email. Check in is at 5 and check out is at 10, so they charge you full price for not even the full day. The lodge was not spotlessly clean on arrival, although not filthy, the bed stand is very grubby and the walls have smear marks / grubby marks on them. Floor was sticky- doesn’t seem to have been mopped between last guests and our arrival. The resort claims to be fully equipped for you. Although I know this is self catering holiday, we were not even provided with the bare minimum products expected in a ‘fully equipped’ lodge. NO cleaning products are provided in the lodge (not even a DISHCLOTH!), no washing up liquid, sponge. You are provided with ONE roll of toilet paper for a four day stay, and when I enquired about getting some more I was told I need to buy it myself as it is self catering and the toilet paper was only provided as an ‘extra’?! When complaining, we were provided with a tiny bottle of washing up liquid and told we are expected to purchase any other cleaning supplies from the shop. No kitchen roll or anything. I understand this is self catering but in every other self catering lodge I have had at other resorts, you are ALWAYS provided with the bare minimum necessities. Customer service could not even be deemed as satisfactory. I called the resort a day before my arrival and asked them if I needed to provide any car details as I would be parking on site. I had no problem with having to contact them first, but the staff member seemed to be defensive, saying, ‘ well I left a voice message yesterday but you never called me back.’ I had never received a voice message from the resort, and it wasn’t an issue anyway. She rushed me off the phone as quick as possible. The resort has no member of staff on call after they close their reception desks at 5 o’clock, when I called the out of hours line I was greeted by a maintenance man who told me that there is nothing that he can do to assist me unless my enquiries were about a water or electricity emergency. It would be sensible and definitely safer, for a resort in which has almost 100 lodges to at least have one member of staff on-call out of hours, otherwise no guests who have any enquiries can reach a member of staff until 9am. If their was an emergency out of hours, there would be no member of staff on call to advise - which is a little worrying. The restaurant is closed Tuesdays and Wednesdays, the lodge/spa is much smaller than what pictures make out online. Not really the service I would expect from a resort costing almost £500 for four nights. Although not massively expensive, the staff offer no curtesy at all and I have experienced miles better service and quality in lodge stays that cost less than this. From looking at previous reviews, it doesn’t seem like the company acknowledges any negative comments as seems to be an automated response directing us to an email address, so would urge anyone who has left concerns to email their complaints too for them to actually be seen by the relevant team. Two positives: bathroom is beautiful and hot tub is lovely. Never normally leave bad reviews even when I do have concerns about a service, but this time was just not up to standard.

Positive experience: Stayed at a few of these parks and sorry to say this is not the best. The park is super nice and clean and accommodation is excellent as you would expect. Reception customer services was a big let down bordering on rude. Had to ask how to use the hot tub as no instructions, no soaps or shower mini bottles in bathrooms which you normally get with these parks and also no coffee machine included. Food from the restaurant was below par as part of the food arrived cold. To be fair the customer service we received from the bar/restaurant staff was exceptional. Afraid to say this park and location is not for us so have booked back at Cheddar for next year's mini break.

Fantastic experience: Lovely place to stay, we've been there 3 times now for short family breaks the lodges are clean and well equipped, the on-site facilities are great, I would definitely recommend staying here, the only two negatives are the bar prices are expensive and there is an old guy on reception who has no people skills and is quite rude!

Fantastic experience: Absolutely awesome place, very clean with friendly staff. We had two dogs staying with us and they could even visit the bar. They even had a soft play as well as a playground, which also has a mini splash park. The restrooms are very clean and tidy.

Positive experience: Lodge and resort was spotless, pool also clean and was great that you could go in and out when you wanted. It’s pretty much in the middle of no where so a bit of driving if you are looking to head out of resort. The only downside was that the tv signal kept dipping in and out! Negative experience: The resort itself was great unfortunately the staff seem to be rude and not interested in the customers also they seem incapable of organising the appropriate time to do maintenance leaving the resort cabins without water for most of the day 20th July 2022 without notice on one of the hottest days of the year.

Negative experience: Nice lodge and clean park. Beware when booking that their website disclaimer about the opening hours and availability of their facilities is subject to change without notice is put there for a reason! Even if you’re paying high prices and booking during school holidays, don’t expect the Go Active club to be active! It seems they concentrate their focus on the weekends (we were actually told this by a member of staff), so no children’s activities at all on Mondays and Tuesdays and restaurant closed all day Tuesday and Wednesday. Great, when you’ve booked a Monday to Friday break!

Fantastic experience: Weekend stay, got very lucky with the sunny warm weather which made this is even more pleasant. Property was very clean, including all the bathrooms. Jacuzzi was always hot and all the facilities well looked after. Spa area with sauna and steam room was an added bonus. The convenience shop was exactly that, it had everything you could possibly need. The only downside being the restaurant didn’t serve food till 12pm and didn’t have a breakfast menu, otherwise not a bad word to say.

Fantastic experience: We stayed in the Sandringham lodge for my daughters HEN weekend! The lodge was clean, spacious and well equipped. Maintenance kept the hottub maintained the whole time we was there. Everyone at the resort were professional and friendly. Nothing was too much of a problem if we requested anything. The food in the restaurant was amazing and the facility of archery, swimming and steam rooms were fantastic! We are definitely coming back! Big shout out to Jackie who was a great manager and to Jason from entertainment who went out of his way to keep us all entertained!

Fantastic experience: We recently stayed at the resort for a long weekend, from Friday evening to Monday. Our lodge was the Sandringham, big enough for 10 people, 2 double bedrooms with ensuites, 2 twin bedrooms with a large bathroom to share, with seperate bath and shower. It was absolutely fantastic! The accommodation was brilliant, large sofa's so we could all sit down and watch TV and a large dinning table so we could all have meals together. Good size kitchen, with appliances so we could cook a Sunday dinner. The bedrooms were good size with a large walk in wardrobe space and each room had it's own TV. Towels were provided, bath robes and a hot tub out the back on the decking was lovely. (The hot tub was checked everday to ensure it was safe.) The on site activities were great, Jane was excellent instructor for Archery, she made it exciting, fun and entertaining, Adults and children loved it. The same with the Sea Scooters, Beth the instructor, was great at explaining how they work and the underwater activity was lots of fun. The on site swimming pool was great, with free lockers and excellent hot poolside showers to use. There was a small shop on the site which was reasonably priced, but there was also a supermarket a close drive away. The Bistro was good food and did take away too All in all a great little break, would highly recommend it.

Negative experience: Not a great place to bring your children… there is nothing to do! In desperation we bought some playing cards but forgot pennies to play with, went to shop at 20.05.. closed, walked around then went to the bar at 21.15… closed.. this is on a Friday night and apparently the same hours apply to Saturday too! No arcade, a tiny pool, nothing much nearby, kids are on their phones, which is exactly what we were trying to escape! The lodges are nice. I would suggest coming here if you’re just an adult group, it’s much smaller than you think! They do have 2 pool tables but you can’t play as no ques have tips and no chalk, these small things cost pence. Staff have no idea regarding anything much - each time I asked a question they told me they didn't know, even the lifeguard didn't know how old kids had to be to be unaccompanied in the pool, then on my way out from asking, there was a huge sign on the wall stating it's 8 years of which the lifeguard I asked must walk past all day long! Bought 4 pairs of goggles for £20 from their gift shop which didn't work so we had to chuck them out. If you want entertainment or an arcade for the kids you need to go elsewhere, if you want a peaceful quiet break and are happy to stay in your lodge then this is for you.

Positive experience: We had the Sandringham Lodge as we were a family of 10, 6 adults and 4 young children, the lodge was clean, tidy, very spacious, large smart TV in the lounge plus bedrooms had smaller TV, large decking area with a sunken hot tub was a big hit. There are roughly 80 lodges on site all different shapes and sizes, swimming pool and pool for infants was excellent, the Sunday roast at the Bistro was very good and reasonably priced, the wellie walk in the woods was enjoyed by all. We had a brilliant long weekend, would highly recommend.

Positive experience: We stayed here for a 3 night break for my husband’s birthday. The lodge was beautiful and the hot tub was a real winner. The Lodges however are a little closely packed for my preference. It’s a shame that the welcome we received upon checking in was less than satisfactory. My husband and I arrived at 5pm. I was wearing a mask as requested, my husband was not due to him being exempt. We went to check in with the gentleman at the front desk who asked my husband to put on a mask. My husband informed him that he was in fact exempt (currently in remission from cancer of the sinus). The guy then requested to only speak with myself from this point forward as ‘he was trying to keep himself safe’. This was extremely offensive and discriminatory and really put a dampener on our stay. Would my husband have been refused service if I was not with him at the time? I would suggest that if your staff are not comfortable speaking with unmasked patrons with valid exemptions, then perhaps they should not be placed in customer facing roles. As lovely as the site is, we shall not be returning, nor recommend it to our friends and family.

Fantastic experience: We stayed at the Sandringham Lodge number 9. 5 bedroom with 3 toilets. Very comfortable for 10 people and the place was very warm. Hot tub and BBQ available. Other facilities available were swimming pool, gym and play area for little kids all within the complex. Staff were very accommodating

Negative experience: Site is getting better for renters but do not buy at any cost. Once they have your money they don't bother with you. Have waited over 2 years to get problems rectified. No end of problems with accounts but never an acknowledgement or attempt to sort out. Darwin are just greedy. No goodwill gesture on lock down but yes an increase in site fees. The general staff are great but whats on offer is getting less and less, even the restaurant is closed 2 days a week and has been for sometime. What are we getting for our fees!!??

Negative experience: We’ve had our third and final visit to Norfolk woods since it opened. We loved it here but it has gone really down hill. You can’t check in until 5pm and have to check out at 9am for a “Covid clean” but I can’t understand what was cleaned so thoroughly? The lodge was really dirty, dust and dirt everywhere. The bed linen was ripped, the sofas had crumbs and marks over and underneath them. We had dirty cups and dishes when we arrived. The pool was freezing, the loungers were also dirty. The restaurant was closed most of the week so you either had to cook (which when you’re on holiday you don’t really want to do), get a takeaway (how much time do you think guests want to spend in these lodges) or drive around to try and find a restaurant. For what we paid for this week we could of gone to centre parcs for less and had more extravagant choices of facilities to use. The staff are friendly and helpful, and the beauticians were great, but sadly it just hasn’t made up for a really disappointing stay. We don’t like to complain but the issues need desperately rectifying if Norfolk woods want to have returning customers.

Negative experience: Lovely park and we'll kept, however booking in was 17:00 but at 17:00 still not handed back from cleaners. Eventually 17:30 got keys but the lodge was filthy. Dirty plates put in cupboard, the floors had not even been swept... The condition of a beautiful lodge was let down due to damage and badly kept. A real shame, top money but below average service.

Fantastic experience: Stayed here for a couple of days before my wedding with my bridesmaids. The lodge and facilities were lovely. It was made extra-special when we decided to have a few treatments in the spa on the day before the wedding, and the team booked out the entire morning for us, providing Prosecco and robes, and making it feel like a really lovely atmosphere.

Fantastic experience: A really lovely place. The whole resort was lovely and clean. The lodge we stayed in was really comfortable had everything in you need and was also very clean. The bistro we went to most days when we were there. The food was really nice and they have quite a nice choice on the menu. The swimming pool was good. The whole weeks stay was very relaxing. Didn't really want to leave. Would definitely recommend a stay here.

Fantastic experience: Great location for exploring North Norfolk and the coast. The site is very new (our stay was September 2021) with spotless accommodation. The staff are extremely friendly and helpful. The Bistro restaurant serves excellent food with a varied choice and very efficient service. Four of us dined there every night of our stay is it is quite reasonably priced. The Hot Tub at our lodge was very clean and was checked daily by the staff. We used the indoor pool and gym which was well equipped. There is a games area outside for football etc. and a water fun play area for the smaller kids. We had a lovely experience here as we have at other Darwin Escapes, many thanks team.

Positive experience: With overseas holidays severely restricted, we decided on a UK holiday. Frequently, the value for money of a UK holiday appears low, as the break tends to get disrupted by poor weather. Anyway, in this instance the weather was perfect for the whole week, and anxieties over VFM were mollified. Our cottage was for 6 people, it had 3 rooms, two with ensuite showers and a separate bathroom/toilet, a large living room/kitchen, a hot tub outside on decking along with table and chairs. It's possible to barbecue some food outside too. There were TVs in two of the bedrooms and a large one in the living room. Overall, a well laid out decent-sized accommodation. My 3 and 5-year-old grandchildren were quite happy with the pools and some of the activities (£) they had. There's a restaurant, but we didn't use it. There are several beaches and places to visit. All of them are easily reached by car in 25 - 35 minutes. All these drives run through delightfully green farmland or wooded areas. Sandringham is probably one of the closest (12 miles). We drove down to Swaffham (7 miles) for groceries. Was there anything we didn't like? Yes. Keys cannot be collected until after 5pm; that's your first day gone. You have to checkout by 9am. We had problems with electricity on 3 occasions--when the oven was turned on, the entire power supply got cut off. The TVs frequently did not work. We had this message on the screen: "There's no signal or cable is disconnected." Even when the TVs worked, some of the free-to-air channels wouldn't work. Many had their dogs there. On several nights dogs seemed to have a barking match. There's no AC. During our stay the temperature inside the cottage was in the region of 27°c to 30°c on some days. There are no fitted fans in the cottage; you have to hire them, which are quite underpowered. There's a short woodland walk. I would avoid it, as it was swarming with mosquitoes, and my granddaughter got bitten.

Negative experience: BEWARE - I'm completely understand covid is a pandemic but Jesus these guys are over the top! No gym. Booking for swimming. MAXIMUM 1.30 HR at the bar which closes at 20:30. Pay 2.3k for a weekend retreat and you can't arrive in the villa UNTIL 5PM AND then have to leave the lodge at 9AM ON THE MONDAY!! If you are rich and have money to spare or to pour down the drain be my guest and book here. Centre parcs by far the better option. It really is daylight Robbery!!!! Do not recommend.

Fantastic experience: Had a fabulous 4 night's stay in a Oxborough Lodge, well equipped and spacious, lovely and clean ,very comfortable bed's, very friendly staff ,Jackie on reception couldn't do enough for you ,great dog friendly site, plenty of poo bins and a woodland walk, well stocked shop ,great Chinese takeaway at Swafham ,definitely recommend this place and will definitely book again soon, might try a Lodge with hot tub next time

Fantastic experience: Quite a small resort, good location for exploring north Norfolk. Facilities are good, lodge (with hot-tub) was amazing! Food was decent enough. Was fairly quiet when I was there so was able to spend a bit of time in the archery enclosure, definitely worth a go. Big shout out to the instructors Zak, Jack & Sarah, had a great time! Cheers :)

Positive experience: Lodges are superb, with the only gripe being a dirty cheese grater and showers that you cannot get cooler than boiling. Well maintained and easy to use hot tub. The swimming pool is a great facility and the staff are really nice and helpful. Only issue is the inability to book pool in advance meaning that 2 of the days (out of 5) they had no spaces for us to swim (a critical element for family with young boys). The football pitch and play area is fantastic.

Fantastic experience: Staff are excellent. Lodges are clean, modern, spacious and well-equipped. The site is clean and beautiful. It is in a great location for exploring North Norfolk. Used the pool on a couple of occasions, which is an added bonus to the stay.

Fantastic experience: This is a very good site in lots of ways. The lodges are very modern, clean and well looked after. The reception and main building where you would find the swimming pool and restaurant is beautifully designed and the food is delicious. I love Norfolk and I believe this is the best lodge site in Norfolk, and I highly recommend it.

Positive experience: Upon arrival, I was surprised at just how nice this resort is. Parking right outside my lodge, and a beautiful, well presented home for the weekend. The hot tub was already running and up to temperature and very clean. The living room and kitchen space well laid out and equipped with everything I'd need for my stay. A clean comfy bed and a stunning bathroom with freestanding bath and a huge walk in shower. I will 100% be coming back here again. My only complaint is about some of the other guests. As it's a pet friendly resort, a lot of guests bring their dogs with them, but fail to clean up after them. My walk to the shop on the Saturday morning was more of an obstacle course avoiding dog poo. If the resort could do something to clamp down on people not clearing up after their dogs, they'd earn the 5th star. Everything else was perfect. Thank you Darwin Escapes for a lovely stay

Fantastic experience: Myself and my Wife went for a Massage at the spa today and was pampered by the lovely Andrea and Kayleigh. 10 out of 10. Superb environment and totally relaxed. Didnt use the pool though as it was a sunday and full of screaming kids. But that's to be expected on a Sunday. Thoroughly recommended the spa. Well done!

Positive experience: Had an excellent Christmas break here from 23rd to 27th December. The lodges are roomy, new and clean, hot tubs are great, and site not too crowded. Only possible criticism is lack of shelf storage in bedroom

Positive experience: I booked this with a group of 10 we stayed in the Sandringham Lodge it was absolutely beautiful! We were very please with the design of the lodge it was modern and smelt fresh, our hot tub was located at the back which they regularly checked. Behind our lodge they're was a main road not that we could see we could hear when we sat outside but this was not a problem for us as they're were 10 of us all women and having a good time as it was for my sisters birthday. And when we were in the lodge it was soundproof couldn't hear any cars nor any of our group so for that it was perfect. We also worried being quite close to the other lodges but in fact we didnt take notice of the other lodges it really wasnt a problem . I gave it 4 as our first night out heating wasnt on as noone had stayed in the lodge since the summer so we were very cold and informed in the morning took a while for them to come out and when they did it was great but we had no complimentary gift or money refunded or a few bottles to apologise for our freezing cold night and morning and it is those little things that count! . We did also have to call again about the hot tub as its lights failed the 2 night and out last night they managed to sort it out. I did check out the spa and I went for a full body massage it cost 60 pounds it was absolutely lovely and I would highly recommend using the facilities as it was very relaxing. We didnt have time to check out the resturant or the othe facilities I did have a good look though and it all look very beautiful and they're are lots of fun things to do they're evan for kids it has a kids play area and water splash area for summer basketball courts. Alot to do they're especially if you've got your own hot tub. They're really is not a pathway to walk around the woods as a main road is right outside it but it a lovely place and it really wouldnt take that much effort to go for a 5 to 15 mins drive away from the lodge to find lots of pathways or other cool things to do We did have to go to shop which the closet was 15 mins away and they're was a little shop they're on site we just wanted a bigger bottle! Overall really enjoyed our stay a few things let it down but it was a fun filled experience!! Thankyou Norfolk Woods and Spa!

Fantastic experience: We have just come back from a wonderful weekend here. The lodge was amazing and so much bigger than we were expecting. For sleeping 4 people it had a shower ensuite and a main bathroom with a bath. The kitchen was well equipped including a washing machine. Everything was spotlessly clean. The "clubhouse" facilities were equally amazing with an outdoor splash area, park and sports zone. The bar and restaurant were also lovely and clean with welcoming staff at a good price. The pool was gorgeous as well. All in all a brilliant weekend away and I'm sure we will be back.

Fantastic experience: Cabin was spotlessly clean, beautiful furnishings, super comfy double bed, impeccable designed interior, and modern kitchen with all home comforts, victorian bath and modern shower, super fast Free WiFi, 50" LCD TV was like staying in a 5 star hotel suite. Fabulous ameneties like the swimming pool, sauna and steam, GYM, Bistro and Shop, friendly staff. The other half didn't want to come home! Dog friendly as well :) Great location, 9 miles to Sandringham, 25 miles to Holkham Hall and Beach, 9 miles to Kings Lynn, will definately be back

Fantastic experience: I did not stay at resort! Had a lovely meal there at the bistro. Staff were excellent food was spot on, highly recommend going there just for a meal. Service was excellent aswell. I will be rebooking to go again.

Fantastic experience: Great base to explore Norfolk. Staff were very friendly and good with the kids. Everything was clean and well presented, the pool and playground were both great. A very relaxing experience.

Fantastic experience: The lodges are a luxury, there's an indoor and outdoor splash park, ping pong tables, a football and basketball pitch and an indoor heated swimming pool, I thoroughly recommend it to family's of all sizes to couples
